I found the property, negotiated / managed the purchase, made all interior design-related decisions about the renovation, acted as a general contractor, staged the property, and then marketed the property for sale and negotiated / managed the sale.

Its more you decision then theirs but you are not required to allow them to stay or leave.  

Your decision should be based on cash flow and not much of anything else. 

I've done tons of research and reading to prepare myself for my first deal in this area, but would like to seek out the advice of fellow BP members to ensure I make a sound investment decision. 

You have a step up on some of the out of state investors looking to invest in GR who've never been here because you're from here so knowing the city should help you make a buying decision a little faster or at least dial in a neighborhood.

While some may question the decision to hold the property instead of selling it to a third-party and rolling the cash into inherited IRAs, we are committed to continuing to own all of the properties for the long-term. 

Give them a call and shop for rates - just dont have them your credit until you've made the final decision.

Of course, we declined since that didn't seem like the best decision.

A full detailed financial analysis is needed to make sound buying decisions and not rely on some % rule.

I am thinking about building a new 4plex however, I am unsure if this is the right decision since I am a beginner in the field.
