I do have a bonus tied to them reducing expenses and getting the occupancy up but it is independant of the basic 4% of collected rents.On one hand I kind of like that everyone is afraid of multis.

Yup, notice in my post above how I mentioned to expect paying 6% in buyer concessions...While I have definitely seen buyers who ask for less (in some cases as little as $1-2K), the majority of buyers these days are asking for at least 4%, and it's not at all uncommon to see them asking for 6%.So, like you already figured out, assume worst-case (6%) and if it's less than that, consider it a bonus!

They have not reduced compensation at any level, are not planning on reducing bonuses, have not eliminated any benefits like 401k matching, etc..I have raised my concerns with their board, but they have not engaged in the conversation and refuse to reassess their position.
