This lowers my tax liability (it is a business expense) and leaves me more cash in this year's bank account to take care of property maintenance, in stead of going to the tax man.I do not claim my heating or electric bill as a business expense, it is my personal apartment.

If I were you I would tell tenant that you're willing to work with them if they have payment issues, but if they just want to take advantage of the situation, they will be getting a bill for late fees, a notice of non-renewal, and a 5 day notice to pay or quit as soon as the eviction moratorium is over.

Trying to gauge peoples thoughts on the impact of a Corona bill that includes a moratorium on evictions for 6 months along with the suspension of mortgage payments during this time.
