But I feel like the extra leg work in being a landlord isn’t that bad because the process is pretty simple.

@Holly Ross Take note.....I'm also not trying to talk you into debt as @V.G Jason said....but realize that debt is not a bad thing.

That area is just as bad with bugs.

I have a 710 credit score so that is no issue at all but it is just the proof of income not being a w2 employee that can get tricky.

Just general experience that they pretty never cover 100% of what "I" want, and ALWAYS have "too many clicks" or an interface that doesn't work for me...For what its worth, setting up Excel for this isn't that bad. 

A house that needs 2000sf of tile ripped out and replaced isn’t worth as much as house with bad carpet which isn’t worth as much as one with good tile. 

So the fact you are going every other week is a definitely a nice gesture, I do not think there is a bad or good way of doing it, but having eyes on the property is the most important thing. 

HI Nicole, You can always open a line of credit for the property, since this will be your primary you'll be able to get up to 90% LTV if needed.
