I am more focused on equity growth though, so I would like to purchase a “value add”  in a great area with a high chance of appreciation.

Look more into a long term hold strategy, if I can get an interest rate where I can break even or even go in the Red a little where the house is being paid for mostly by the tenant then I will look towards the appreciation down the road. 

CLT renting prices are expensive, why not pay a little more monthly owning property that will appreciate in value

and get the real impact on your return from amortization of the loan, depreciation, and appreciation as well as cash flow.

In other words, you'll end up with tons of info and great advice, but none of it is going to do anything for anyone unless that information is applied and executed.I do appreciate the info, the knowledge and material given in the workshop and for free online, I can only imagine the more expensive course will provide even more of that.Good luck with your decision.

Appreciation has slowed in the last couple of years.
