@Bob E.I don't understand the appeal of going out of state to get 10% -15% return.Can't you get that in your Arizona market??  

The idea that is the most appealing to me is getting into multifamily rental properties for passive income over the years.

WRIT OF POSSESSIONIf you have won your suit in Court, and the mandatory five day appeal period has passed, and the other party is still in the premises, you can file a Writ of Possession in Court.

I am also in Northern VA and am curious what made that market appeal to you, other than just prices and proximity to NOVA. 

If you take care of, solve the problems of your customers better then anyone else...your corporate "image" will take care if itself.Pick the one that most appeals to you and then deliver exceptionally well and you will be good.

Realtors or agents who are also wholesaling properties will make things sound much more appealing than they really are....so, you should beware of such.

The $1,200/month home is more updated, and has less square footage (and appeals more to purchasers then renters, relatively speaking).    

All the extra bathroom does it appeal to a wider audience, but, the extra bathroom also comes at a higher price (maybe only $50), so it then appeals to a smaller audience.You could talk yourself in circles on this stuff.We've never had a any problems renting 3/1s.
