I'm young and only have myself to support, so earning a ton of money doesn't need to be my top priority right now.

Whatever podcast you are listening to has probably grown it's audience to finally garner the attention of advertisers.

I attended the free 2-hour "seminar", which turned out to be advertisement for the 3-day event.

CREATE  a great deal, leave some equity on the table, advertise it right and the knowledgeable buyer will recognize a great deal and the buyers will come.If you do that, your buyers list will grow along with your cash flow ........I always say, "Buy Low, Sell Low and do it Often!"

For now, I plan on keeping my deals broad to derive what I truly enjoy and what my market primarily supports.

The only difference is that they advertise and that they want a better deal because they're going to flip or hold & rent. 

It may be better to flip it if the market supports a $75-85K sale price.
