Have some guidelines on what you are looking to buy.Write out your goal that you want to achieve with your purchase.  

You could team up with a successful wholesaler from a different area and have them invest the time/money in marketing to get leads in your area, then you follow up on the incoming leads and split the assignment/whatever profit you make with the wholesaler.

Challenges are great though because it forces you to look at a timeline and backward plan to achieve your goals.

I will run my calculations from purchase price with equity and cost of refinancing to achieve a positive cash flow.
