Has anybody had their rental property inspected per the Rental Housing Inspection Program in Citrus Heights ?

Some of it will depend on how the inspections go. 

Maybe your realtor is planning on putting a 15 day inspection contingency in the offer contract.

Assume with you hiring an attorney to evict and going to court you will spend $1000-$2000.I would get my prop mgr to do a property inspection, get a copy of police report and go from there.

I am super green to the market, I currently am reading “the book on rental property investing” by Brandon Turner and I this is the second week of listening to the BiggerPockets podcast all day at work while I weld.

After their inspection they backed out.

There was a notice of a termite inspection on the water heater, declaring that no termites were found.

Licence fees just went up (you will need 3 rental licences) and they have increased inspection on rental properties to 2-3 per year. 

After buyer inspected I had to go back to seller and ask for a price reduction as I had missed some things on my inspection (one bedroom was missing a closet), no laundry room.

I want to really lowball this offer with an inspection contingency to see if I can somehow flip it.
