I am fixing the structural issues right now and lean towards converting it into 6 hotel suites, some big and some small.

Average hotel room rates have fallen to about $250 per night.  

It's a 5 bed, over 4,000 sf and presents like a hotel (which is what gave me the idea).

We lol...He has houses scattered all across the board he likes to see a lot of the his lol green pieces ...and I have maybe 5 Red hotels..

Those are designed to get you into a hotel room in front of a group where some speaker will attempt to cast a spell on you so you end up buying more training from them.  

Galveston recently passed an ordinance that requires all STR owners to register and collect HOT (Hotel Occupancy Tax) for the City of Galveston (9%) and state of Texas (6%) on all gross revenue.

(I’ve had my own share of Airbnb guests who expected $150 hotel room equivalents for a $50/night price - I try to filter those people out before they stay.)

Something to be mindful of is offering extra services can change how your taxedIf you start to act more like a hotel (offer food, daily cleaning ect) your income can now be subject to self employment taxes. 

The hotel lobby is too strong.And it's only a matter of time before any large city with any sort of housing shortage adopts similar rules.

Don't forget to analyze hotel performance too as they are direct competitors for you.
