I think there is still some lower demographics to factor in - for you are not going to target locally - hit it up on Airnbn and the more offbeat and like you were saying destination based is the key.

@Michael Cabaña, If your uncles AGI is something like $489K/yr then he falls in the 20% fed bracket + CA of 13.3, plus 3.8 ACA surcharge, plus a factor for depreciation which would be 25% and it could be close to 40% as a worse case.
