Or do they just see that the EIN is associated with a 401k plan so they know not to expect an tax return to match up to there database with the associated 1099 filed?

Great thing about college rentals is that you don't need anything high-end, and they don't expect high service from their landlord.

 @John Warren: Expect you could put together a group of lawyers and get some variation of opinion as to its legality for the unlicensed. 

You also want to be aware of any self-employment taxes that could be looming.You'll also want to get a CPA involved or a tax attorney from a tax standpoint... what sorts of estimated taxes do you need to pay, what kinds of cash flows can you expect.. 

It's always good to try to have the contractor come out and give you an estimate on the rehab costs even though something UN-expected can always come up.

Both of my triplexes were under 200k (which closed in the same month and were our first investment properties), have a 10%+ CapRate and currently have a Cash on Cash ROI of between 12% to 14%, expected to rise after more capital improvements. 

I would expect to start contacting them in th next 1-2 weeks.
