This increased profit margins across the board by transforming Class-C units to Class-A for the price of an average Class-C rehab.

Any apartment you can buy for $20K/door is a class C or D, mostly basic stuff in there.  

IMO, you have several options:  a) sell your existing as discussed above; b) keep it, rent it out and get a HELOC loan on it to invest into future properties if the rent covers the PITI mortgage plus the HELOC; c) purchase a multi-family investment using FHA, live there for a year letting the other tenant(s) pay its mortgage; d) purchase another multi after a year, move there ... ditto .... ditto .... ditto. 

I grew up in the Fort Greene area in the 80's and 90's and the economic transformation of that community had a big impact on how I view the world.

If you can dial in finding motivated sellers buyers will find you :D Not always but if you're active in your local rei groups.
