Cdnt help laughing at what you commented :) I know its too dicey for me and my husband flat out says no because he wants to have nothing with the neighborhood , whatever the potential to make money !

I hope the comments have helped you to evaluate your performance and attention to details and less on the emotional reaction of the buyers (this will continue to happen!).

I’m still a newbie so while I can’t comment on all of your questions, I thought it might be helpful to share my experiences.

I've been registered to bid on some higher end properties and nobody has ever contacted me.I've never won anything through auction.com so I wouldn't be able to comment on that part.For the time I was watching it closely in the area I didn't think there were a lot of deals on that site that met my pretty particular requirements so I haven't followed it in a while.Let me know how the auction went and how much the property went for.

So because I threw out the highest and best use comment, I thought about all the comments since then.

Bill's comment is right on- if you do the math, your return is really low and may not be worth the effort.

I told the one person who asked/made that kind of comment exactly the way it is.

For the slow and steady approach there are some good comments here on working around your bank's requirements, just be prepared to do this every time you look to buy a new property.I am doing it full time and can tell you that you will need to (sooner or later) look towards a more complex strategy.  

No guts, no glory.If you are trying to get into the place with little or no money you can forget that happening based on your sellers comments.
