Any push back is a red flag that you need a new PM.

I see red flags all over this, and personally I would just walk away. 

Not sure if that should be a red flag or not, but it’s certainly a weird way to phrase it.

Are there any red flags about signing the loan estimate that doesn't match the requested amount that we discussed?

My agent should be a superstar at quickly catching deals and flagging as well as an expert in first time homebuyer programs!
