20 days to closing will usually be sufficient; as stated by others above, the banks can't even close that fast sometimes.Proof of funds is important, as mentioned by others as well.What hasn't been mentioned is being in position to get access to the "pocket listings" / "office listings" AKA "exclusive listings".

The really good deals tend to disappear fast so you just have to keep watching and you can probably get houses for 100k there.One other note.

You have nothing to worry about....Unless you only buy HOMES and never houses...Hummmm Just kiddingI used to get this all of the time from old unhappy realtors who dont have anything else to do...Just go out there and show them you wont take crap and youll be fine...I added the phrase "The NON Realtor way to sell your house fast" and that shut them up..
