Is there anything specific i should look for when inquiring? 

I recently inquired at my credit union and their HELOCs have a 20 year term.

The goal of this purchase was to significantly lower my out of pocket expenses, which it has.I have one tenant moving out and when I advertised the available room to employees at the govt agency I work for, I had 6 inquires on day 1.I have no doubt this pool of available renters will be available for quite some time.So theorectically, I could rent all four bedrooms out to individuals and cash flow on the property.

In the hustle and bustle of trying to get the place and move myself, I completely forgot to inquire about tax and legal entity aspects of investing.

I have credit score monitoring  and actually had my identity stolen 3 times. 100+ points dropped is way too much unless you opened up an account while inquiring.

Other areas welcome as well, just decided to inquire in my own backyard.

My friend who recently bought a rental referred me here when I inquired where he learned from. 

Once in a while I've called to see that the sewer is being paid.Through the years it's become a little harder to inquire if other utilities are being paid but the only one that ever concerns me is natural gas for units that have natural gas heat. 

It wasn't until I started seeing it more frequently and inquired about it when the Asset Manager indicated they were collateralized for their line of credits with some banks.  

Maybe inquire with the seller and see whats up.. and or ask a title officer at your local title company what that means they will know
