When I worked in Corporate America and a position opened up, the manager would always ask "who do you know" before advertising the job publicly (80% of the job market is "hidden" this way).

If you know hidden markets almost always have deals. 

Maybe I should check them out before they get taken down as I bet there are a lot of gems in there.

If you get the results you expect from them, go ahead (be careful with the rest of the terms of the loan: ballon payment, maturity, hidden feees, etc.).

What hidden costs am I not thinking about (closing costs, commercial property taxes, etc)?

I think I will keep an eye out for a gem on the coast in the future, but I don't think I'll pass up a deal here at home in the meantime.Also, I may need to hit the beach this weekend!
