They should certainly consider a Monetized Installment Sale if their sale is above $500k. 

The tactic of buying rentals was a fantastic strategy and now cash flows $7k/mo (net) in my wifes solo-401k.    

All of this OOS/“turn key” stuff is pure marketing and monetization of the process.

There is growing momentum/grumblings to further restrict/civically-monetize real estate in Santa Fe, especially for second homes, out of state buyers, and landlords. 

Those who stay in business need to expand monetization over time to increase profits.

You may not REALIZE a profit until you sell or monetize a profit until you pull out the cash but that doesn't mean you don't make a profit until you recover your investment through cash flow or a liquidity event.
