Although, we have a similar structure for our PMA’s, we do not treat security deposit as income but more as reimbursement for damages.

Even if the owner seems like a really nice person, they will micromanage the builder and not like the specs of the house the builder needs to do, and/or the timing in which the builder gets it done, etc. 

I could do it but why?

They make this up by earning tens to hundreds of percent on the remainder and can do quite well.Though some funds do it, it's a rare individual I know who invests in both types of notes.

So if you are not doing daily rental, have your agent check with some of the regional carriers and see how they compare.  

I do not do any flat rate to the tenants I just bake it into the rent!
