With that in hand, we close on the house, immediately re-list (avg DOM 30 in the neighborhood), sell that to pay off the loan and sell the shovel-ready lot in 2-3 months when the building permit comes in.

There are a lot of tax benefits not to do that or to wait until you're done with owner occupying all together.

@Holly RossI recommend finding an accountant who specializes in real estate taxation, tax planning and financial planning.

But you need to really understand how to run your numbers, your cities property tax rules and how to calculate true future taxes (I see a lot of folks fail here), etc. 

In my part of NC, the MLSs are writing rules to ban wholesalers from listing a property with an agent.
