I just renovated a 2 BR / 2 BA single family built in 1900 and it was 55K.Also, there's no such thing as "ARV 200-300K" - you need to conservatively estimate the ARV and come up with a much narrower range.Finally - are you local?

So, if your payments are $1,000 per month, the IRS views them as $990 principal and $10 interest, even if your note states that the interest is 0%.

They should really resell them, even for $1, but they haven't, and this lack of private property owners results in an even lower tax base (and higher taxes for the people who are paying).Yes, there are people who invest in Trenton and make good money, but I would consider them very aggressive, take no nonsense type of people.
