On the 3-5 story frame buildings clients build they use resilient channel with mineral wool like Mike mentioned above.

Hey thanks Joni was a little long-winded but figured id lay it all out in a first post so if anyone was checking into me later on they'd be able to get the whole story. ive looked at keene, and a few other spots around VT/NH/MA but i feel like im priced out of new england unless i find a forclosure and do rehab myself, and that’s more than I can take on right now.

Personally I would suggest single story, single family, 3bed 2bath 2car garage homes built after 2005.

@Colleen F.Thank you Colleen, you are absolutely correct, a second story would solve my issue I could potentially see some conflict with the neighbors to the back of the property but it is definitely something I will explore!

Real Estate isn't always based on those elements, so the communication or attraction will have to be there.Perhaps, a podcast on success in business where you reach out to such individuals thereby learning there story and gaining traction with the avatar type.

Once accessed that’s another seven $100k properties in my market (Ohio) that will cash flow $300 per month per door (units are $30k to $40k per door/$35k average so if four are triplexes at $900 cash flow/$3,600 net per month and three are duplexes at $600 cash flow/$1,800 net per month that’s an additional $5,400 net income per month in addition to our $3,000 now which just about gets us to our financial freedom goal of replacing our W2 incomes of $9k per month and covering all expenses.

Do you recommend combing through the list to find properties that meet my interests such as: Year built, garages, single story, how the home looks as far as condition, then mailing those targeted people?
