I am currently in the midst of my 3rd year in the Real Estate business, and my daily schedule is really starting to become quite busy.

I usually mow my own during vacancy times but last year my schedule did not allow this and I was paying $45 every 10 days.

I am set up with local REI groups and have some scheduled meetings to attend this month so I hope to get some insight there.

@Max Denning.If you're self managing your own machines than it's a guessing game, and you'll just need to be observant in order to develop an effective schedule.

They are often nice, responsible people who are trying to balance moving, family, and work schedules.

People start with a VA first. a secretary to pick up phones and schedule. 

Its super convenient for both you and the tenant(s) and tracks the payment through the full cycle so you know exactly if and when they setup auto-pay, where the payment is in the process, and when the next payment(s) are scheduled to happen.
