Once all the practical value-add opportunities have been taken advantage of, and one wants to sell their apartment, who is the end buyer that is interested in a non-value-add apartment complex?

I loved and also practice that advice, and while It's not gonna make or break your rental, I would definitely consider it moving forward with your renovation. 

I've started looking for deals alone mainly online through Zillow & Realtor and also have drove around looking at properties - haven't found anything yet but its been good practice so far trying to analyze deals!
