The property has 100% equity on the property but I don't really see to much profit margin for the seller, me, and the buyer. 

Hey all, I have several off-market deals (various cities) and am looking to build out a larger network of buyers.

If you're hoping to wait until interest rates come down, not only do we have no clue if or when that will happen, but when it does you may see prices go up as buyers are able to get larger loans.

I'm debating on growing my own business from the ground up or potentially starting a franchise.   

I also feel like there are potential tax benefits to a loan instead of contribution/distribution.

Look for properties with good potential but that may need renovations.
