BossLady,I hear where you are coming from.If people fill in their profile then they can indicate a state with each post (on the left below the picture).That will not work perfectly as some do not have states.

I would also ask for pictures from the manager and the technicians so you can see yourself.If this is damage due to abuse / neglect, the tenant is responsible for the cost.

It's a nice asset protection move and a way to become a small lender as well.If you're looking to grow your cash flow, then look at the big picture.

I could potentially advertise early but I wouldn't have pictures until the house is in order. 

Take the time to get good pictures - get the house cleaned up pristine and take good pics with good lighting. 

What I do is NOT show any pictures of the front of our house on the listings and I do NOT give the address, just the general area.

I would send pictures with the invoice and give them a 10 day notice (Chicago).

I'm assuming the holes in the wall will be larger than those left from hanging a picture.
