@Eladio Perez, Since the seller owns it free and clear, your best bet is to ask for owner financing and you can try to structure the deal so that you wont have to make any payments to him until the repairs are completed within reasonable time of course.

If one is only operating/short term trading in RE like flipping or wholesaling, an LLC may not be the best entity structure at all.

The thing is about these older manufactured homes is that the structure itself is not worth much, and it depreciates rapidly to be worth even less.
