If you have a hold over, they should have been taking much more action beyond waiting for payment to come in and telling you that they can hire a collections agency for the rest- they should be getting the tenant out, assessing both physical and financial damage and settling up using their deposit.

(Had to pay them but was worth it) Tenant was not allowed to enter without me physically being there, and they had to schedule it this way worked out best for me less out-of-pocket.

Regarding chasing down tenants, I highly recommend finding a demand for nonpayment of rent form used in your local area and physically posting that demand on your tenant's door whenever they do not pay rent within the grace period.
