She's buying a peak market unit, less than 1% rule, 50% expenses/PITI rule is negative, she's underestimated everything...sorry if I'm painting a grim picture but she's going to be paying out of pocket $1500-$2000 a month JUST TO LIVE THERE.

Make sure you get up to speed with your lease documentation, security deposits and documented inspections before anything else.

Make sure you are up to speed on the STR regulations of the city you are looking into though. 

As well as tips on seeking out solid roommates outside of peak rental season.Additionally if anyone would like to offer advice on reusing my VA loan for my next property when I turn this one into a rental please do!

I've only bought vacant ones so I've at least had a peak at the trouble I was getting into..  

We've been lucky with good weather those months and it is more affordable for many because the rents are less than the peak summer weeks.

Plus your end game is to sell it in a few years when prices are at their peaks.   

Their eagerness has really peaked so I'm looking to capitalize.
