Hi All,I am looking at an opportunity to buy 5 units (condos) all for sale in the same transaction, and am looking what the best form of financing would be.

Seller gets to enjoy their retirement.We get to continue our daily routine as usual, no moving, no nothing.Next is to utilize the equity as a down payment for the next MFH property, hopefully merge another equity partner together to expand the opportunity for my next deal.

It was a good first home opportunity.

When you’re browsing the MLS for possible listing opportunities, is their a $ per square footage Price you target first?

If anyone needs help from stuffing envelopes to showing/finding properties or cleaning houses, I'm willing to chip in where need be if anyone could use an extra hand (no pun intended).

In return, I intend to do the same for other noobs/members in the near future.

What would you recommend regarding materials and appliances for a kitchen rehab intended to serve dual purpose as a rental property kitchen and a flip/resale property?

I still like to leverage all of my properties...paying 100% cash comes with the opportunity cost of missing out on good deals while you are trying to building cash. 

The pre-moveout inspection is an opportunity for the landlord to list any items (beyond normal wear and tear, ie holes in the wall, stained carpeting, broken blinds, missing or cracked switch plate covers, etc.) that must be repaired or cleaned prior to move out.
