Nothing wrong with a good job and salary, but it just took time away from what really excited me :) This is far too true and hits all of the nails right on the head.

You hit the nail on the head with the difference between "appraised value" and "perceived value".

I generally work on commercial finance, so we tend to approach these decisions by comparing net present values (if you've nailed down your opportunity cost of capital) and internal rates of return on an apples-to-apples basis.

Im having trouble with my close rate and nailing down a system to process my carrot leads.

All you're doing is transferring that cash from the bank (where it is liquid an alive) to the floors, walls, nails, etc...of the property where it dies.
