I am late to the party, but get a realtor, have them walk you thru the steps for buying your first property.A great investor minded realtor can help you find properties, help you put value on them, can do the leasing, and will have recommendations for things such as vendors, title companies, inspectors etc.

I currently gross a bit under 150k.What issues should we be on the lookout for with this goal in mind?

If you don't mind my asking, what was the cost per sq ft for the 6plex?

The property wasnt listed on the MLS and the agent didnt have the owners interests in mind.

A few things for you to keep in mind:1) Check the zoning.

@Chris Jensen Im of the mind that this whole idea of buying with no money down is very risky.

You should continue educating yourself by reading books, listening to podcasts and networking with like-minded RE professionals through local REI clubs found on meetup and here on BP.

I am also looking  to network with other wholesalers who wouldn't mind partnering up.

So today I was doing maintenance at one of my rentals, I opened the closet to access the central AC handler unit to change the filter and after I opened the closet door,  I had to rearrange a few things to clear the space to the left so I can have a clear path to the filter slot.As I moved some clothes to the right my hand touched what appeared to be a human head on the rack.I quickly jumped back and in my mind was a scene in Silence of the Lambs...I tripped on myself and fell on my butt.I was so scared LOL.Glad the tenant wasn't there.
