Im looking to see if there are things I can refrain from considering when making this choice because no matter what, Ill start the RE classes within the next couple of days and hope to be able to tie some loose ends afterwards.

You shouldn't have too much trouble finding an SDIRA provider that doesn't charge for incoming funds no matter what the method of deposit is. 

Matter of fact the basement is still not completed.

It's unlikely I will "lose everything" ever, no matter how the market turns.

You definitely need someone local to guide you, as the difference between a good neighborhood and a down right scary area is a matter of blocks.  

It is simply a matter of what your criteria is for a successful  buy & hold deal.  

And for the first time in a long time I am very proud of myself, something I always had  a hard time doing, because despite the rain and my "newbie" status, I still went out there and while in the past I always made and excuse to put it off till tomorrow, today for me was a huge success because if I can or can not do anything with the properties I have found today it doesn't matter.

Assuming those two questions don't matter - does an equitable interest give one a right to market the property (like a RE agent does) before taking title?
