We normally redo the kitchens, flooring and lighting so it makes a lot of the regular items less important.  

If you hook up a garbage disposal to a light circuit must you mark the mark that breaker ?

You can put in a security system, put up window coverings (blinds, curtains) so people can't see in, put on lights on a timer ... all very inexpensive methods to make it look like someone is living there and you can reduce the risk of vacancy.

I stage myself, I over spend on lighting and chandeliers and my kitchens look like a magazine most times.

And run it long enough to be sure drains aren't blocked - a loooong time with all faucets on.Mark's idea of a pressure test actually could tell you more than having the water on, i.e. broken pipes that are hidden or under ground.Electricians always have tricks to get around no power.Just be sure to have plenty of light(a powerful spotlight type) so you can really have a good look.

Watch the procedure for rehabbing and flipping and maybe clean up, put away tools or some light demo would help.
