I thought real estate was far too complex for me to learn, but after reading the book I became inspired to take action and am closing on my first quad in a couple of weeks (with the second property a couple weeks after that)!  

 I think if you find the right deal the decision is easier, you'll be inspired to exchange.  

I think there are probably a number of 'horror stories' out there from investors who used sketchy providers...You'll get lots of ideas and inspiration from those four podcasts I recommended above. :-)

Joshua, you're a true inspiration for creating what I consider the flat out BEST investor forum board there is on this huge vehicle called the World Wide Web, I have learned ten fold because of you creating this site.

No, I know for a fact that it does--negatively.I've already explained that a SS is the same as a foreclosure, so I won't repeat that here except to include a link to an actual lender's guidelines so you can see for yourself how the guidelines (inspired by Fannie/Freddie) treat forbearance, SS, FC, etc.Shhh...don't tell anyone I posted this link; it's 'sposed to be for loan originators only.

I'm confident I can create the right deal to purchase once I graduate college, definitely inspiring and comforting to know that there are people like you that did the same.
