I don't know your experience level but if you don't have time you could play the numbers game and carpet bomb the whole neighborhood.

I run a call center for Real Estate where we call for investors and I can tell ya, your best bet with such limited time is cold calling targeted lists (high equity within your buy box) for 3-4 hrs every day.

•Even if my tenant pays on time or the day before, it still doesn't land in my bank account until 6 days later, but I think that's true of all ACH payments

Some work I can do myself, but for time purposes, would hire out.

Alternatively, you can convert your IRA into a "Self-Directed " IRA and buy investment real estate inside your SD IRA.

Sucks as I have a high deductible and just paid out of pocket.Typically the only time they are responsible is if you had previously notified them the tree was dead and they did not do anything about it. 

Beneficiary would receive current balance at time of death IAW Roth IRA rules.All sounds good but I’m not familiar with Athene’s possibly non stock investment vehicles.  

In PA because its is so $ss backward and tough to do I would think if you put the time in you probably score some decent deals.. but holy cow.. there are just easier places to work than there. 

For me that means that they own assets usually real estate.
