I fully expect to return their entire security deposit when they move out - they're ideal tenants that I hate to see leaving (800+ credit score, pay their rent a full week ahead of due date, keep the place immaculate, etc.).

Ideally, each room should have it's own circuit for receptacles, lighting should be a separate circuit but you can put multiple rooms of lighting on one circuit.

I deal with these issues alot. loss of job =chance to buy coverage from any of the insurance companies. there are alternatives to that such as religious based alternatives which are actually affordable. look up ACA alternatives and you should be able to find them.
