It's a fixer-upper triplex with fourth unit in the back, ~80k. the goal is to live in it and possibly do a BRRRR. probably looking at an FHA 203k or hold off and rehab it over time as i get the money, potentially using the cash flow to rehab it.

In instances like these, I have pulled the assignment fees out of the purchase escrow and had it in a holding escrow only and upon the close of the purchase, the holding escrow is close and disbursed.

During that incident it appears as though the roof pushed through the flooring and broke the joists/base holding up the floor (wooden frame house).This damage which is structural requires for the entire frame to be rebuilt.I have contacted a few contractors and the estimated cost is between $75k to $85k to rebuild the home to code.The downside is that this being a smaller city and rent being low, the properties in the area are selling for about $50k.I'm not sure if I could get a loan to rebuild and hold the property long term?...

We are mostly interested in Buy and Hold Investments, with an emphasis on multi-family units, but we are also considering the occasional flip when the market is right I found the Bigger Pockets podcasts on YouTube and am hooked, I'm so excited to have access to such an awesome community, especially being a newbie!
