I am a full time PM and would agre with the other post that you meed to read your agreement carefully - but regardless they should treat you like a valbuale clein and communicate thinhgs early and offen - we work very hard at communications and it is a never ending battle - I would call and see if you can work out or terminate Mike

You should be careful going into a rental without legal notice to the tenant--even with abandonment-real or suspected-you have to post notice (in our state )--and its not really an emergency-fire, flood, etc. so you could go in w/o notice( usually)--send a certified letter-include the lease renewal- and see if you get a response.

Tell him you have a friend that specializes in loan modifications and forebarences & that if you gave him their loan # he would talk to the loss midigation department for them.Then just call yourself with loan # & all your friends problems go away.Be careful though your friend & I've seen things like this before might feel alienated.
