Specifically looking for guidance on landlord tax loopholes.

Also, i'd like some guidance on what I should be researching because there is a lot of information out there.

If you are looking for free models that are good, and offer guidance, look into Rob Beardsley's underwriting model or Adventures in CRE's models.

The difficult part was getting the housing authority to give us clear guidance on what we would need to do in order to meet their standards and pass inspection once the work was complete.  

Your state/county/city may have specific guidance on how security deposits need to be treated (i.e. in a depository account earning interest etc).
