Chris, what would be couple scenarios of "whatever I want" after purchasing the notes? 

If they saw a couple cockroaches or spiders I’d advise them to keep the place clean and get some bug spray from Home Depot.

I have a couple of properties that were part of larger trades and their attributes are different than SFR.

That way, I will have a couple (3-4) of lenders that I can shop around for the best rates, after the rehab is done.I know the lenders will want to pull my credit score/report.

A similar four unit building sold for 498K a few months ago, but with a couple hundred less square feet and less land.

That's worked well over the last 10 years now I have 4 rentals like that and a couple more straight investments that I bought with equity in those houses or savings.
