I think the next step for you is to look at some favorite books out there on RE investing - you'll learn A TON for much less than a course will give you.

Do you have a favorite book you think anybody in RE should read?

Of the websites I've used, Batchleads currently is my favorite at $0.15 per skip trace and, in my experience, the phone number is right ~70-80% of the time.

This is pretty much what most people do, they use their one and only 2nd home slot for their first STR, then you are stuck with investment loans thereafter. 

I use my extra website slots as testing grounds primarily.

That is my favorite thing about being in this industry!

This has been one of my favorite properties to own, despite there being a bit higher turnover rate due to the 1 Bedroom units.
