I use mainstream sites like redfin.com, realtor.com, Zillow, craigslist to locate distressed properties...but those sites come with so many sharks.

Looking into physically distressed MHP properties is also an option, depending on just how distressed they are.Other than the above mentioned scenarios are there any other thoughts on what might turn a MHP owner into a motivated seller?

I have been investing for a long time and have seen many things go wrong with lower priced assets in more distressed areas and neighborhoods.

I deal with a lot of heavily distressed properties so something like a single condo unit would be a piece of cake for me.  

Either way what the age of the house is, how distressed the property is, how motivated the seller is,  the looks of the neighberhood is, and where it's at can make a difference on how good a property value is.  

Hello Raeann,Are referring to buying turnkey properties or distressed that require rehab?
