Another idea: google the major brokerages (Cushman & Wakefield, Marcus & Millichap, etc.) in the markets you like and ask to speak with any investment sales brokers who specialize in your desired property type.

Hello investor’s I’m wanting to expand my searches out of my city and out of state.

What about other aspects such as desirability from location on the street, how appealing the entrance or display window is, restaurant vs office space, etc?

I'd love to network with top local agents and investors, as I search for my first deal. 

So my question begins with stating that I have a duplex in a highly desirable area in Columbus Ohio in which I’ve just got done rehabbing both sides.

I know nothing about the area, but when I did a hotpads search, it seems like your rent projections are towards the outer limits.
