If you don't have a good deal hard can be dangerous, but if you have an amazing deal with tons of equity hard lending can be helpful to close a deal fast.

This can be off-putting for many: I've been chewed out, called names and disrespected far more than I care to admit, but quite simply, it comes with the territory.

You can't charge for ESA's/Service animals UNLESS 1) the breed increases costs via your home insurance carrier or HOA (you can pass the increased cost difference down to your tenant, if they do not accept, you can deny); 2) the animals cause damage to the property; 3) The animal is a danger or is a health risk to other Tenants in the bldg. or to you if you live in the bldg. i.e. animal has bitten someone or allergies or animal is poisonous, etc.; 4) Animal size is too large to accommodate i.e. a horse, a 200lb. dog in a single room rental.  

We have worked hard and hustled, and now finally we moving into positive net worth territory even with the credit card debt after years of having a negative net worth. 

The danger is if the mortgage defaults, the bank can foreclose on all the condos, which is why I don't invest in coops.

This of course isn't the only way its one of 10,000 ways to get in with 0 down but is less dangerous than finding a way to owner finance 100% of a property at a high valuation during a high point in our current market as your first property without reserves....

No dangerous dog breeds listed on common insurance policies.50 dollars applies to cats, dogs, turtles... everything... 

I'd say be careful the most with 32209 and 32208 as some pockets here are very dangerous, some people love 09 and 08, but just be careful.

@Carolyn Morales do you see any signs of those more dangerous zips gentrifying?

It helps be avoid the issue where insurance companies won't cover dogs on their "dangerous dog list" living on the property.
