@Julie Walker, contact a title search company and ask them to do the title search for you. 

We often get referrals contacting us from around the world as our former tenants have told them to reach out to us before they come to study at the local university.

It is understood you are buying "as is" but you can always contact the local listing broker to see the house before you bid.

If it’s on the mls it is probably not a good deal  I've found good deals on MLS, just lot of ones to sift through.The ones with messed up sqft or fell out of contact can increase your chances of getting a deal.

I may take a page out of your book and look into local credit unions while trying to build my private money contacts. 12% and 8% is definitely okay with me especially with no points (transfer fees I was paying with the 0% interest BTs). 

I am in a spot right now where I have the drive and motivation to be great but would love some guidance on things I can do to build my contacts and client list.
