Reason being is that they don't want to "steal" someone else's investor.I dont quite understand this practice as I would prefer to go through and have communications with the actual people basically operating and managing the deal. 

It is only a 2-page contract that communicates everything needed to get the job done.

Looking for referral for contractors who can provide quality work with excellent communication.

If you brung them a deal, through your markting channel they will walk you through it all.

Hi Everyone,How do you you find off market deals or deals in general before they hit MLS.If you do drive by's how do you communicate with the owner of the potential home?

I kept a soft communication and during a coffee meeting I provided real quotes from contractors.

I took on the role of communicating with the tenants, which I was glad to because I could put the principles from Chris Voss' book "Never Split the Difference: Negotiating As If Your Life Depended on It" into use (i.e. mirroring, labeling, tactical empathy).

For example, take the Austin Independent School District:Such escalating prices [in Austin] have taken a toll on the Austin Independent School District, where the city’s lack of affordable housing and the increase in multi-family developments “has negatively impacted the school district's projected growth,” Reyne Telles, the district’s executive director of communications and community engagement, said."

Use written communications only and just follow the process.
