Then, you can either try to manage it yourself, or hire a property management company, but expect to give the property management company a big chunk of your profit and expect their will be a lot of inefficiencies when you have a property management company vs. being hands-on where you have much better control and don't have to pay someone to make mistakes on your behalf.

If you don't like speaking on the phone then hire someone. 

Maybe hire a property manager to do it and take the emotion out of it. 

If not, I would hire an attorney to help you achieve your goals.

None of it was his fault and it was the plumber that I hired that caused the leak issue.

I dont ever ask for referral fees when I hire an agent, nor do I offer them when Im representing an agent from another state.
