And for people that cannot afford to buy one of the beautiful houses in Hermitage, love to rent in the nice areas in Sharon and Sharpsville that are close to all of those amenities.

Each time, when I reviewed the tenant file, I found red flags that should have stopped us from renting in the first place and/or a procedure that we failed to do and/or a tenant story that I should never have believed.

I like helping people attain financial security through long term investments, and I love seeing my community made better as old houses in disrepair are transformed into beautiful homes.Regardless of the route you take, I think access to the MLS is a HUGE asset when you're trying to learn about real estate.  

California is a beautiful area, however the houses are very expensive.

I should've saw the red flags when the "couple " and daughter were fifteen minutes last to their appointment and the cosigner is a well known attorney.

Most QCDs negate your title insurance and are red flags to me in the title chain.

The house appraised at roughly what I paid for it back in 2011, even though I've improved it greatly (got rid of a hot-pink kitchen, lime-green carpet is now beautiful hardwood floors, and it has a brand new roof).

Or @Joel A. suggestions are beautiful if you wanna do it on your own. 

Some states have additional protected classes like age as well, so only renting to grad students could be seen as discrimination against people under a specific age group, and putting any restrictions on families with kids is a red flag for sure.
